Listing Withdraw - NORIS MLS (NW Ohio)

Withdrawal of a listing requires approval from the seller and the  Broker.  The Admin Staff will obtain the approval from the Broker once the fully executed document is submitted for review in Dotloop.

 

Once the correct form is completed and signed by all parties that are on the actual Listing Contract, upload the document into the loop for this property (if it wasn’t completed in Dotloop) into a folder named Listing Withdraw, and submit the withdraw for review under "listing".    (**Be sure that your full listing package of documents has already been upload to Dotloop and that the folder has been approved)

 

Being that we do not review listing folders daily, please send an email to me at Admin@KeyRealtyAgent.com stating that the listing withdraw request has been submitted in Dotloop so we can expedite the process.

 

There are two forms in the dotloop templates section to accomplish this.

 

With the Listing Contract Withdrawal, you withdraw/terminate the listing agreement but the Carryover clause is in effect.  This means that if the seller sells the property within a year to someone you showed the property to or who wrote an offer during your listing, you are entitled to a commission.

 

With the Listing Contract Change Addendum you have two options:

 

☐ Withdraw marketing of the listing contract as of _______________.

This will allow you to withdraw marketing (take it out of the MLS) without canceling the listing.

☐ Release the listing contract without liability to either party as of _______________.

This releases both parties from the listing agreement without liability or the Carryover clause.  This means if the seller sells it to someone you showed the property to, you do not get a commission.

 

We will then send the signed form or seller email to the MCAR or to TRAR (whichever applies)  to change the MLS status to withdrawn.
