Referrals - Selling outside your area

Provide great service by working in your primary area. If you do not belong to the MLS, you cannot provide great service.

Agents can sell real estate anywhere they are licensed.

However, if you are not familiar with the area, you are not providing great client service. Refer them to a local realtor.

Compensation offered through the MLS is an offer to other members of that MLS.  Not being a member of that MLS means that there is no offer of compensation to you.  

If you want to show/write an offer on a property that is listed in an MLS that you are not a member of, it is our recommendation is that you contact the listing agent to get permission to show the property and a commitment that they will pay you a commission PRIOR to showing the property.  If you do this, you do not need to put anything in the purchase contract.  

Another option, if you have a buyer agency agreement is to insert this verbiage into the Purchase Agreement. 

"Buyer’s brokerage is declining cooperating compensation as offered per multiple listing service. Seller(s) to pay 3 percent buyer agency representation fee to purchaser at closing."
